The short answer

San Antonio buyers should look at city assistance through the Homeownership Incentive Program, statewide Texas programs and, for those who've served, VA loans. Check your property tax rate by address, because it changes across the area.

If you've served

San Antonio is a major military city. If you're an eligible veteran, service member or surviving spouse, ask about VA loans first. Texas also has property tax exemptions for certain disabled veterans, so check with the appraisal district.

City assistance

The city's Homeownership Incentive Program, known as HIP, has offered down payment and closing cost help to eligible first-time buyers purchasing inside city limits. Published documents list different amounts and limits by program version, so confirm current figures with the city's Neighborhood and Housing Services Department.

Property taxes

Most of the city is in Bexar County. Your rate depends on the county, city, school district and any special districts. Look up the address with the Bexar Appraisal District, then apply for a homestead exemption once you've moved in.
