Personal, unhurried mortgage guidance from downtown Austin to the Hill Country. Grant explains your options clearly and stays with you from your first question to the closing table.
Every part of the Hills finances a little differently.
Choose an area to see what to think about before you make an offer.
Hills and views near downtown
Hillside homes, Eanes ISD schools and a short drive to downtown Austin.
- Many purchases here will need a jumbo loan.
- Custom homes and hillside lots can have fewer comparable sales, which can make appraisal more involved.
- Look at the full tax bill early, since it can be a large part of the monthly cost.
Gated, green and limestone
Golf, greenbelt and Hill Country terrain on the southwest side of Austin.
- HOA fees and any club dues can count toward your monthly obligations.
- Unique custom homes may need extra appraisal work, so build that into your timeline.
- If your income is complex, line up the right loan before you make an offer.
Life on the water
Waterfront homes, marinas and long views from Lakeway to Spicewood.
- Check flood zones and insurance costs before you commit.
- Ask about dock permits and condition, since a dock can affect both value and insurance.
- A second home or rental can be underwritten differently than a primary home.
Room to breathe
Land, oak trees and open sky around Dripping Springs, Bee Cave and beyond.
- Well and septic systems often need inspections.
- Some loan programs limit acreage or how the land can be used.
- New builds and barndominiums can need a different loan approach, so ask early.
Will your loan be jumbo?
Move the sliders. Above the conforming limit, loans usually follow different rules and are shopped with specialist lenders.
Compares your estimated loan with the 2026 one-unit baseline conforming limit of $832,750. Confirm your county and the current year's limit. This isn't a loan offer or approval.

What would an Austin home really cost per month?
Property taxes change the answer a lot here. This estimator puts them right in the total, starting with a home near the Austin-area median.
- Principal and interest
- Mortgage insurance (rough)
- Property tax
- Homeowners insurance
- HOA
For education only. This is not a rate quote, loan offer or commitment to lend. Rate buttons are hypothetical scenarios and are not rates available from Grant or his company. The estimate assumes 360 monthly payments on a fixed-rate loan, adds rough mortgage insurance of 0.6% of the loan per year below 20% down, and uses editable tax and insurance figures. Your rate, APR, costs and approval depend on your credit, loan and property.

Questions buyers ask
When do I need a jumbo loan?
Generally when your loan amount is above the conforming limit for your county. The 2026 baseline for a one-unit home is $832,750. Your price and how much cash you put in both affect it, so try the quick check above or ask Grant.
Can I qualify if most of my income comes from my business or investments?
Possibly. Bank statement and asset depletion loans are designed for situations like these. The right fit depends on your full financial picture and the property.
How much do I need to buy a home in Austin?
It depends on the price, the loan type and any assistance you qualify for. Budget for the down payment, closing costs and a cash cushion. Some loan programs are built for smaller down payments, and Texas assistance programs can help eligible buyers. Grant can run your real numbers in one conversation.
What credit score do I need?
Requirements vary by loan and lender. The state's My First Texas Home program lists a 620 minimum, and TSAHC's Home Sweet Texas lists 620 for government loans and 640 for conventional. If you're below that, Grant can tell you what would help most.
Should I talk to a loan officer or a real estate agent first?
Talking to a loan officer early helps because you'll know your price range before you fall in love with a house. Pre-approval also gives your agent something to work with when you make an offer.
Does the form on this site check my credit?
No. The form asks a few questions so Grant can prepare for your conversation. Your credit is only pulled later, with your permission.
Am I a first-time buyer if I owned a home years ago?
Possibly. Many programs count you as a first-time buyer if you haven't owned your primary home in the past three years. Rules vary, so check the specific program.
Why does an Austin monthly payment feel so high?
Texas has no state income tax, and local property taxes do a lot of the work instead. They vary by county, school district and special districts such as MUDs, so two similar homes can have noticeably different payments.
