How do I find a mortgage loan officer in Texas?

A plain-English answer for Texas first-time buyers.

The short answer

Ask people you trust for names, confirm each person's license on NMLS Consumer Access, and request Loan Estimates from at least three lenders or loan officers so you can compare the same type of loan.

1. Start with a short list

Ask friends, family and your real estate agent who explained things well. You can also look at reviews, but read what people say about communication and closing on time, not just the star rating.

2. Verify the license

Search the person's name or NMLS ID on NMLS Consumer Access. Confirm that they are authorized to work in Texas and see which company they work for.

3. Ask these questions

  • Which loan types would you look at for my situation, and why?
  • Do you work for one lender or with several?
  • How are you paid, and who pays you?
  • Do you work with Texas down payment assistance programs?
  • Who will I talk to after I apply?
  • What could delay my closing?

4. Compare Loan Estimates

The Consumer Financial Protection Bureau suggests asking at least three lenders for a Loan Estimate. Ask each for the same loan type, program and term. Look at the rate, the APR and the fees, then ask whether anyone can do better.

5. Choose someone you can understand

Price matters, and so does communication. You'll be making big decisions on a deadline, so choose someone who answers clearly and doesn't leave you guessing.

Common follow-up questions

Should I talk to more than one loan officer?

Yes. The CFPB suggests getting offers from at least three lenders so you can compare them.

How can I check whether a loan officer is licensed?

Search their name or NMLS ID on NMLS Consumer Access, which is the official licensing lookup.
